Commercial Asphalt Parking Lot Resurfacing
Parking Lot Resurfacing (overlay) repairs an existing parking lot by paving a layer of 1 1/2 to 2 inches of asphalt on top of it. Just enough of the old surface is removed to even out the bumps, and any areas in very poor condition will be repaired before the overlay. If distressed pavement is not corrected before the overlay, the problems will once again travel to the surface and reflect the underlying damage. But, as with any repair, the amount of time and effort spent in preparation will be the basis for how well the finished surface will look and how long it will last. Commercial Asphalt Parking Lot Sealcoating
Asphalt pavement begins to grey with erosion of the binder as soon as its laid down in the sun. The sun's UV-rays oxidize asphalt pavement and after many years the pavement loses flexibility. As asphalt pavement oxidizes, it becomes brittle, the deep black color of pavement fades to light grey and will suffer cracks when cars drive on it. Sealcoating the parking lot can reduce the rate of erosion down to a crawl. An asphalt parking lot will function well, depending on its proper installation, for about 10 to 15 years. However, if maintained by sealcoating every 2 to 3 years and repairing cracks, as soon as they appear, its lifespan can more than double. Warning! Once asphalt pavement has lost its flexibility (becomes brittle) it can’t be restored by sealcoating and must be replaced.
